Frequently Asked Questions

Planning A Build or Reno?

Questions Before You Build Your Dream Home

Everything You Need to Know Before You Build

Building a custom home or taking on a major renovation comes with big decisions. We believe the more informed you are, the more confident you’ll feel moving forward. Below are answers to the most common questions we get from homeowners like you.

General Questions

Are your custom home builds covered under Tarion warranty?

Yes. Our new homes built are provided with a builder’s warranty administered by Tarion. You can search for our company in the Ontario Builder Directory to confirm licensing status and check warranty coverage details.

How much will my custom home or renovation cost?

The cost of a custom home build or major renovation depends on the scope of work, design complexity, size, materials, finishes, and site conditions. Every project is unique, which is why we work closely with each client to understand their wishlist, priorities, and budget from the beginning.

Throughout the design phase, we help align your vision with realistic pricing by offering cost guidance, value engineering input, and early budgeting for key items such as windows, exterior materials, finishes, and scheduling.

Can I estimate my project using a cost-per-square-foot number?

Not accurately. While cost per square foot is often discussed, it is not a reliable way to determine the true cost of a custom home or large renovation. Layout, structural requirements, level of finish, site conditions, and design details all have a major impact on the final investment.

A more accurate budget comes from understanding the full scope of the project and the selections involved.

How long does a custom home build usually take?

Most custom home builds typically take 12 to 16 months from the start of construction to move-in. Larger or more complex homes may take 24 months or longer, depending on the scope, approvals, site conditions, and level of detail involved.

A preliminary timeline is usually discussed early in the process, and a more detailed construction schedule is provided as the project moves forward.

When should I involve a builder in the process?

The earlier, the better. Bringing a builder into the process early allows for better budgeting, planning, scheduling, and coordination as the design develops. Early involvement can also help identify opportunities to improve efficiency, manage costs, and avoid delays later.

Can you help us stay on budget during design?

Yes. We work alongside clients during the design phase to help keep the project aligned with budget expectations. This includes reviewing priorities, discussing materials and finishes, and providing input that supports informed decisions before construction begins.

This early guidance helps reduce surprises and creates a smoother path into construction.

What factors affect the cost of a custom home or major renovation?

Several factors influence the overall cost, including project size, design complexity, structural requirements, site conditions, municipal requirements, material selections, finishes, and construction logistics. The more custom and detailed the project, the more these variables can affect the overall budget.

What is the first step to get started?

It starts with a conversation. We’ll learn about your goals, lifestyle, and vision, then guide you through feasibility, budgeting, and design.
